What am I buying?
You are buying a superb new Tingdene Lodge that is built to the highest
specifications that will give you a lifetime of holiday pleasure.
Legal conveyancing is not required as there is no land title to transfer
therefore there are no land registry fees or stamp duty to pay. If
you feel that you would like help or legal advice about your purchase
we advise you to consult a solicitor or other qualified body. How long is the Licence Agreement?
The Licence period offered with the sale is 50 years. At the end of that
period the Licence may be extended in 5 year increments, provided the
Lodge has been maintained properly and remains suitable for its use.
Can I use the Lodge as a permenant dwelling?
No. The Lodge may be used as holiday accommodation only. You will be
asked on an annual basis to provide a permenant address where you are
on the Register of Electors.
Besides the purchase price what other fees will I have to pay?
Pitch fees will range from £2,000 depending on the pitch size.
Water, gas and electricity are metered and units will be charged to you
at cost.
Will I have to pay Council Tax?
No, unlike ‘bricks and motar’ holiday accommodation you will
not have to pay Council Tax but you will have to pay rates. The rates
are set by North Devon District Council every five years and will not be reviewed again until 2010.
Will I have to have insurance?
Yes. Your Lodge will need to be insured for fire, flood, storm damage,
third party liability etc etc. The approximate cost per annum is £247.
Will I have a choice of plot for my Lodge?
Yes. We are a small Park and have only 15 plots available. Some of our
plots will have Lodges for sale with homes already sited and some will
be vacant for prospective owners to have a hand in choosing their own
Lodge. Plots will be allocated on a ‘first come first served’ basis.
What about Parking?
There will be a designated parking space for one car next to your Lodge.
During the quieter times on the Park, it may be possible to arrange
parking for extra vehicles on the Park.
Are dogs allowed at Sunny Lyn?
Well behaved dogs with responsible owners are accepted at Sunny Lyn provided
they are kept on a short lead and do not cause a nuisance to other
guests. At the bottom of the Park is a gate giving access to thousands
of acres of woodland where dogs may be exercised off of their lead.
Are there any Park Rules?
Yes. Sunny Lyn is a very tranquil and much visited Holiday Park. The
perfect place to sit and listen to the water cascading and de-stress.
We would like to protect this for all guests to enjoy.
What about letting my Lodge when I am not using it?
Unlike many Parks currently undertaking Lodge projects, we will allow
Lodges to be sublet. This may be accommodated through the Park on a year
round basis, through the Park for set periods of the year or exclusively
by yourselves. As a small site we are able to be very flexible about
many things and are prepared to try and meet individual requirements.
Who will keep an eye on my Lodge when I am not there?
One huge advantage of having your Lodge sited at Sunny Lyn is that there
is always someone around to keep and eye. In the event of an emergency
we will be able to contact you immediately to discuss appropriate action.
What about maintenance and repairs?
It is essential that the Lodges are kept in a good state of repair and
maintained to a good standard not only to prolong the life of your
Lodge but also to preserve the overall aesthetic appearance of the
Park. We would be pleased to organise this on your behalf or to recommend
local tradesmen.
Can
I use the Parks’s
amenities?
Yes. The Park has a small shop that caters for immediate needs where
you can order a daily newspaper, a Cafe that serves breakfast, evening
and take-away meals and a fully equipped laundrette. You may also fish
for brown trout in the river if you have a rod licence.
What happens if I want to sell my Lodge?
You are free to sell your Lodge at any time. Again, unlike other Lodge
projects in the area, we do not insist that it is sold through us.
What happens if the Park is sold?
The Licence Agreement drawn up when you purchase your Lodge is binding
for the whole of the licence period regardless of who owns the Holiday
Park.
